What Causes Slab Leaks and How to Detect Them Early

A slab leak occurs when the water supply or sewer drainage lines running beneath your home concrete foundation crack, leak, or burst. Because these leaks are buried beneath inches of concrete, they are incredibly hard to see, making them one of the most destructive residential plumbing issues.
What Causes a Slab Leak?
- Soil Shifting: Expanding clay soil in Colorado exerts pressure on your concrete slab, causing pipes to bend and break.
- Corrosion: Older copper pipes react chemically with the surrounding soil, resulting in pinhole leaks.
- Friction: Pipes expand and contract slightly as hot water flows through them. If they rub against concrete, they wear thin and leak.
Early Warning Signs of a Slab Leak
Look out for these common warning signs of foundation leaks:
- Warm Spots on the Floor: A hot water line leaking under your slab will warm up the floor above it.
- Unexplained Water Bill Spikes: A sudden increase in water usage indicates a constant leak.
- Damp Flooring or Warped Baseboards: Water pooling under the slab will eventually seep upward.
- Sound of Running Water: If you hear water running when all faucets are turned off, check your water meter.
